**We carry our bankruptcy searches against everyone involved to make sure they can go ahead with the transaction.
***When we complete the transaction, we send monies to redeem any existing mortgage to your lender by telegraphic transfer or to the Seller. This fee covers the cost of that transfer. A second fee applies if you need to receive any surplus monies or monies from the mortgage lender by telegraphic transfer as well.
